"This is Rocky Musico, President and owner of RM Home Management. RMHM is family owned and operated. One of the main differences from your “typical house sitter” is that we are a fully licensed, insured, and bonded company. I have close to ten years’ experience in the inspections field. First providing inspections for insurance companies and then in the property management field. I know what it takes to properly manage your home. I also have the capabilities to solve any problem that may arise during your absence. I pride myself on providing peace of mind that you can TRUST while you are away. One of the things I have learned since moving to South Florida from New Jersey in 2012, is that it is extremely difficult to find not only a reliable person or company, but to also find one you can trust. Look no further. When I say I will do something it gets done. When I say I’m going to show up, I do. When you call, I answer. You’re not forwarded to a messaging service. You can always reach me directly. Most importantly, when you arrive back to your Florida residence you will not come home to any surprises. I’ve heard them all. RM Home Management can also provide:

  • Preparation for Tropical Storms and Hurricanes

  • Arrange and meet any vendor for service calls

  • Schedule home maintenance work to include: Power washing, gutter cleaning, window washing, house cleaning, minor landscaping & handyman services.

_SERVICES_

Home Watch service includes weekly visits while you are away. Standard Home Watch includes opening and closing the property during specified dates, removing trash at closing, checking mail weekly, watering interior plants, and a weekly inspection. I will provide a weekly update on the status of your property via phone call, text message or email. Phone calls are always made for an emergency from the property. Every week two types of inspections will be completed, a full exterior inspection (weather permitting) and interior inspection. Please see standard procedures listed below:

 

Closing Procedure (within 48hrs of departure)

 

Interior Inspection (weekly)

  • Shut off main water supply

  • Turn off water heater at circuit breaker

  • Clorox in toilets and cover with saran wrap

  • Empty ice and turn off ice maker

  • Set AC to desired temperature

  • Turn off washer water supply

  • Disconnect power to washer and dryer

  • Unplug microwave

  • Make sure all doors and windows are secure

  • Put all shades down

  • Open all closet doors for air circulation

  • Remove any trash left behind

  • Dispose of any perishables left in fridge

  • Trickle charger / disconnect car battery (upon request)

  • Check all doors and windows for security and water intrusion

  • Monitor for leaks in all areas.

  • Check water heater

  • Inspect every room (including closets) for water stains

  • Monitor Air Handler and drain line for condensation or backup

  • Check circuit breakers weekly

  • Monitor temperature and humidity levels

  • Monitor for insect and rodent issues

  • Report any unusual smell in the home

  • Flush out water system upon request

  • Additional services can be completed upon request

 

Exterior Inspection (weekly)

  • Walk the full perimeter

  • Monitor Landscaping

  • Monitor pool conditions

  • Check for storm damage

  • Monitor for signs of water intrusion

  • Check for rodent and insect problems near the home

  • Monitor property damage

  • Report weed growth, mold/mildew on pavers

  • Listen to AC compressor for unusual symptoms

  • Check mail weekly and bring into home

 

Opening Procedure (within 48hrs of arrival)

  • Test all water valves

  • Turn on main water supply

  • Turn on water heater

  • Check for water heater leaks

  • Flush all toilets 2-3 times

  • Turn on Ice Maker

  • Lower AC to desired temperature

  • Make sure temperature cools properly

  • Close all closets

  • Rough sweep of home (if needed)

  • Make sure all power is working

  • Start and run car (upon request)

  • 10-15 minute water run / inspect for leaks throughout the home
